Meriwether Homes Redevelopment is the multi-phase redevelopment of a previous public housing development known as Meriwether Homes in the City of Griffin, Georgia. The Housing Authority of the City of Griffin (GHA) selected Pennrose to redevelop Meriwether Homes, a 120 unit, functionally obsolete public housing development built in 1952. The revitalization has created a new mixed-income housing development as well as being a catalyst for redevelopment into the Park District.

The Oaks at Park Pointe, the first phase of this multi-phase redevelopment was one of the first RAD conversions to close under RAD in late 2014. The project entailed the demolition and the rebuilding of new housing on the existing site. Completed in December 2015, the 84-unit complex consists of 15 two-story townhouse-style apartment buildings, and a state-of-the-art on-site leasing/community center with a full kitchen and a computer room, and in-unit washer and dryers. Of the 84 units, 42 are RAD PBRA units and the other 42 are LIHTC units targeted for households earning 60% or less of the AMI. Design and construction details will assure quality & durability, to maximize building lifetime & minimize maintenance with the look and feel of “market rate” units.

The Iris at Park Pointe, the second phase of this multi-phase redevelopment, was built to address the critical need for affordable senior housing in Griffin and was completed in December 2016. The 3-story mid-rise apartment building is located on the northern end of the property, across the street and in close proximity to the family development. The Iris is comprised of 85 units in a mix of one and two-bedroom types, and was built using a state of the art, community developed design. There are a variety of amenities, including a community center, computer room, fitness center, wellness center, arts and crafts room, lounge, outdoor porch and patio, and laundry facilities.

Terraces at the Park, the third phase of this multi-phase redevelopment was completed in November 2018. It will continue to address the critical need for affordable senior housing in Griffin. The 3-story mid-rise apartment building is located on the City Park Golf Course and is comprised of 68 units in a mix of one and two-bedroom types. There are a variety of amenities, including a community center, computer room, fitness center, wellness center, arts and crafts room, lounge, outdoor porch and patio, and laundry facilities.

All phases will have both EarthCraft Communities and EarthCraft House Multifamily Certifications. As EarthCraft certified properties, they include features that contribute to healthy, affordable, green homes, including items such as ENERGY STAR appliances & lighting, High-Efficiency water fixtures, heating & cooling systems, and energy-efficient windows & doors.

All phases use 9% LIHTC equity, FHLB AHP funds, and loans from Griffin Housing Authority. The project will contain 120 RAD units over all three phases.
